Here are some of our principal booking conditions together with some useful information you will need before booking your holiday. Our full booking terms will be provided during the booking process. Please contact us if you have any questions. We have now applied to Fife Council for our Short Term Listing Licence. App ref. 23/00598/STLSL. - Duration
The holiday cottage is available for short breaks or longer holidays. Usually the minimum stay is 3 nights, except at Christmas and New Year when the minimum stay is 5 nights. - Arrival and Departure
Garden Cottage will be ready for you from 4.00 pm on the arrival date and we would be grateful if you could leave by 10.00 am on your last day, to let us get it ready for the next guests. If you need a late checkout, or early check in, please get in touch. We will try and work something out, if other bookings permit. We don't charge for early/late arrivals/departures. - Payment
A non-refundable deposit of 30% is payable when you make a booking. No booking will be treated as confirmed until the deposit is paid. The deposit is non-returnable unless the booking cannot be confirmed, in which case it will be refunded. The full balance must be paid no later than 2 months before the arrival date. If the balance is not received by the due date, this may result in cancellation of your holiday and loss of your deposit. If the booking is made within 2 months of the arrival date, the full rent must be paid immediately. If the booking is cancelled after payment of the deposit, but before the balance is paid, due to the UK or Scottish Governments imposing a lockdown due to COVID-19, where the lockdown did not exist at the time of booking, the deposit will be refunded. Otherwise, deposits are non-refundable. If the booking is cancelled after payment of the balance, but more than 14 days before arrival, 50% of the balance is refundable. Within 14 days of arrival, nothing is refundable. We recommend that you arrange suitable holiday insurance. For payments, we can accept credit card through Paypal, and BACS transfer. - Prices
Our prices include timed heating, (usually 10 hours per day, unless the weather is particularly harsh, from 1 September to 31 May each year), all electricity, bed linen, table linen, towels and tea towels. We can supply a futon, suitable for an adult or child, and a cot, for no additional charge. - Infants
We will provide a high chair and / or cot on request, and can supply sheets and bedding for the cot. - Disabled Guests
Our cottage has not been specifically adapted for use by the disabled, and the accommodation is not all on the ground floor. If one of your party is disabled, please telephone us to discuss suitability before making a booking. - Guest Numbers
Excluding infants, the total numbers of persons in your party must not exceed the stated capacity of the property. - Pets
Pets are not permitted. - Smoking
Smoking is not permitted. - Minors
Bookings will not be accepted from anyone under the age of 25 years or on behalf of groups of persons under 25 years.
